My primary function in
selling your property (home, condo, commercial property,
etc.) is to make the process as hassle free for you as
possible. The goal is to sell the property FAST at the
best possible price. Here are some of the things I will
do for you:
* Appraise the value of the property-based on recent sales in your
building or neighborhood.
* Help you in the
preparation of your property to increase it's sales
appeal (Home Staging-see details below)
* Take pictures
of your property, prepare specifications, and list the
property in Mls.ca/Realtor.ca, or other venues
(newspapers, magazines, online ads)
* Lock box based
access for showings (to co-operate more efficiently with
other realtors)
* Show your
property to interested buyers.
* Hold frequent
open houses for your property
* Give you
weekly updates on offers, interests, etc.
* Negotiate with
prospective buyers
* Help you with
all the paperwork, contracts, tax documents, etc. when
closing the sale.
Commission costs:
The total cost of commission of selling your
property is 5% of the price at which the property is
sold.
I charge you a 2.5% fee to list your property. Another
2.5% goes to the agent who brings the buyer (if I can't
find a buyer). Please note that
there is no upfront cost to you to list your property
through me. You pay me the commission only when the property is
actually sold. Canadian law prohibits
real estate agents from accepting upfront payment from
clients-you pay the commission only when the deal is
closed.
Home Staging
It takes a buyer an average of only 3-6 min to walk
through a house. A well decorated home, that is clean,
spacious and has plenty of lightning will catch the
interest of a potential buyer.
Home staging is beyond just decorating and cleaning.
It's about perfecting the art of creating moods. Staging
makes your house look bigger, brighter, cleaner, warmer,
more loving and, best of all; it makes home buyers want
to buy it.
Home staging is not only limited to houses but also is a
powerful marketing for Condominiums as well.
Here are some of the things I do for you:
-Arrange sparse pieces of furniture in an appealing
grouping known as a vignette
-Showcase a generous usage of soft fabrics such as silk,
lambswool, satin
-Display unusual knickknacks in units of 1, 3 or 5
-Drape window coverings with simple lines
-Add unique elements to shelving, bookcases and
fireplace mantels, which draw attention to predetermined
areas
